Coulsdon is a busy town in Surrey, South London, mainly within the London Borough of Croydon with parts in the London Borough of Sutton and Reigate & Banstead. Coulsdon is only four miles north of the M25 Motorway at Junction 7 at its intersection with the M23 Motorway.
Coulsdon is approximately 13 south of Central London and 5 miles south of Croydon via the A23 Brighton Road. Epsom is 7 miles to the west of Coulsdon. Redhill is 6 miles south of Coulsdon also via the A23.
Coulsdon has an estimated resident population of circa 26,000 people.
Coulsdon – Retail:
Coulsdon has a busy retail high street, centred on Brighton Road. Major occupiers include Aldi, Waitrose, Tesco Express, Pizza Express, Coral and Boots.
Coulsdon – Industrial:
Ullswater Industrial Estate is the main location for industrial occupiers in Coulsdon. Ullswater Industrial Estate comprises two estate roads, Redlands and Ullswater Crescent. Waitrose have recently opened a new dot.com delivery “dark store” on Ullswater Crescent, Coulsdon.
VW, Audi and Kia have all recently opened new purpose built car dealerships on Farthing Road, close to Coulsdon Town Centre and Coulsdon Town Mainline Station.

The Coulsdon office market is generally secondary with occupiers preferring Croydon or Redhill.
